Pullman Newton records a new high of $3729 per sq ft

Pullman residences Newton was at the top of a list condos where new psf highs were seen from October 10-16. The developer EL Development a subsidiary company of Evan Lim & Co achieved the new psf high with the sale of a one-bedroom apartment of 463 square feet for $1.73million on October 11.

The seller bought the apartment in July 2016 for $970,000 (or $2,003/sqft), so they made a net profit of $250,000.

The sale of the 484 sq.ft., one-bedder at $1.18M in August 2020 beat the previous record of $2.436 psf.

This surpasses the previous peak of $3,671psf that occurred in May when the developer sold an identically sized 1-bedder for $1,7 million.

The developer has sold 98% of the units since September 2019 when the condo was first launched, based on caveats that were lodged at URA until Oct 16.

Skyline Residences is another freehold condo that also experienced a high point during the review period. This was a result of the sale of a single-bedroom apartment measuring 484 square feet at $1.2 Million ($2,477 per square foot) on Oct 12,

The condo sale on Oct. 11 was also a first for the condo to exceed the $3.700 psf barrier. The freehold housing development is scheduled to be completed at the end this year.

The 340 unit development is situated along Dunearn Road and District 11. It comprises a 30-storey building with units ranging from 1 to 4 bedrooms.

Residents of the new development will have access to hospitality provided by Pullman hotels & resorts. This includes a concierge and doorman service as well as an attendant for the club room.

Skyline Residences has been developed by Bukit Sembawang’s subsidiary, Bukit Sembawang Estates View. The project was completed in 2015.

Located in Bukit Merah, District 4, the condo features three 24-storey-tall towers.

There are 283 units. These apartments range in size from 484 sq.ft., one-bedroom flats to four- or five-bedroomed penthouses ranging in size from 3,165 sq.ft. to 3,681 square feet.

Accordant to URA caveats, 215 apartments (76%) were sold by the developer since July 2011, when it was launched. Skyline Residences, located in Telok Blangah, is a five-minute stroll from the MRT station. VivoCity, Mount Faber and Labrador Nature & Coastal Walk are all within a 10-minute drive.

Coralis, located on Marine Parade Road in District 15, is along Joo Chiat Road. Grovehill of TA Group Corp. developed it and finished it in 2013. The condo is made up of 127 different units. One-bedroom apartments start at 475sq ft and go all the way to four-bedders that are 2,842sq ft.

Coralis, the freehold condo in District 15, achieved a record psf of $2.255 when a 1,281-square-foot, three bedroom unit was sold for $2.89-million on Oct. 11.

This was higher than the previous price high of 2,168 psf achieved from the August 2021 sale of a 1,75 million dollar, 807-square-foot two bedroom unit.

The seller had purchased the unit in Jan 2015 for $1.36 Million ($1,579 per square foot). This means they made $440,000.

The sale on Oct. 11 marked the first occasion that the condo prices exceeded the mark of $2,200 psf. The condo also sold its first unit this year.
In October last year, the condo sold a 861-square-foot two bedroom apartment for $1.8million ($2,090 per square foot).
