Kingsford Real Estate Development is launching previews of its latest condominium at Slim Barracks Rise – The Hill @ One-North on Saturday (6 April). Prices for two-bedroom units start at S$1.9million.
The condominium is located in District 5 and sits on an area of 63,901 sq ft. It will have 142 apartments in two towers, each with 11 floors.
The price of a two-bedroom unit ranging from 732 sq ft to 893 sq. ft starts at S$1.9m, or S$2,596 psf. S$2.3M, or S$2,429 per square foot (psf), is the starting price for three-bedroom units ranging from 947 to 1,227 sq. ft. Starting at S$3,000,000, or S$2,445 per sq ft, are four-bedders ranging in size from 1,227-1,410 sq ft.
Ten bidders fought fiercely for this 99-year leasehold property in 2021. It was ultimately awarded to Gao Xiuhua of Kingsford Development at S$162.4m or S$1,210 a square foot per plot rate (psf ppr).
URA stated at the site launch that this site was part of JTC’s ongoing efforts to add more residential space into the One-North estate.
A spokesperson for Kingsford Development confirmed that the project will also include five commercial units, which will be unveiled at a future date. Four of the five commercial units will be at street level, while the fifth, located on the third-floor, will face One-North Park.
Blossoms By The Park, a project in the immediate vicinity, was launched at a price range between S$2,200 and S$2,400 per square foot in April of last year. The project, which comprises 275 units, houses units from one-bedders to four-bedders within a 27-storey building.
Freehold project to consider: The Continuum
The project is located on a 85,648 sq ft site and was sold to EL Development at S$320.1m, or S$1,245 psf ppr. At the end of March, 241 units had been sold. In 2024, 16 of these transactions took place at an average cost of S$2,562 per square foot.
One-North Eden is a 165-unit project that was sold out in 2022 for an average of S$1,988 per sq. ft.
One-North has a limited number of houses, as Blossoms By The Park and The Hill @ One-North is the only residential zoned area.
As of April 5, 90,2 per cent (90,2%) of Blossoms By the Park’s units had been sold. The rents are 20 percent higher in this area than in other nearby projects, such as Dover Parkview or Heritage View.
The immediate area of The Hill @ One-North will not be receiving any new residential construction. There are two projects that are scheduled to be released, but these are further away at Media Circle. They will not launch this year.
In February 2024 the government will award a site with residential and commercial uses on the first floor. Another Government Land Sales parcel is due to go out for tender this May.
The Hill @ One-North sales bookings will begin on April 20. The project is expected be completed by the end of the year 2026.
